ACQUISITION CRITERIA

·        Grocery and shadow-anchored centers 80,000 square feet and up

·        Value-add B or C grade centers with good road frontage and    
    visibility

·        Geographic focus - southeastern US

·        Single asset and portfolio acquisitions

·        All cash at closing or will assume existing debt

·        >$50,000 average household income

·        >40,000 population of service area

·        Minimum price $5m, Maximum $75m

·        We are not low cap buyers, but we are closers

This is just a guideline as each deal is unique due to location, tenant base and other economic factors.  We currently own approximately 4 million square feet with assets of approximately $300m and intend to add an additional 1 million square feet in the immediate future.
